The problem with “not wanting to pay extra” and “splitting operating costs” is something called “reserve for replacement” and that is the idea that some portion of your rent each month goes towards replacing large ticket capital improvement items, like a new furnace, or new roof. I seriously doubt when the house needs a new $20K roof OP is going to want to throw in $10K to a house she still has no equity in. Personally I'd rather pay something close to market rent and when the roof goes bad i say “that is why I pay rent, landlord”
